1) Reservation & Payments

  • Booking confirmation: A booking is confirmed when the Host receives the deposit and sends written confirmation.
  • Deposit: [30%] of the total stay, due at booking.
  • Balance: Due [30] days before arrival. For bookings made within [30] days, the full amount is due at booking.
  • Payment methods: [Card / bank transfer / other]. Bank fees are borne by the Guest.
  • Rates & taxes: Rates are per stay and may exclude [local taxes/fees] unless stated.

2) Cancellation & Changes

  • Grace period: Full refund within [48 hours] of booking if arrival is ≥ [60] days away.
  • Up to [30–60] days before arrival: [50%] refund of total stay (or [100%] of amounts paid).
  • Within [30] days of arrival / no-show / early departure: Non-refundable.
  • Date changes: Subject to availability and possible rate differences; treated as a cancellation/re-booking if within [X] days of arrival.

3) Security Deposit & Damages

  • Refundable security deposit: [€500] (or [amount/currency]), due [pre-arrival / on arrival].
  • Use: To cover breakage, damage, missing items, excessive cleaning, or policy breaches.
  • Return: Within [7] days after check-out, less any deductions with itemized notice.

4) Occupancy & Visitors

  • Max occupancy: [X] guests + [Y] infants (under [2]).
  • Registered guests only: No unregistered overnight visitors without written approval.
  • Minimum age of lead guest: [21/25] with valid government ID.

5) Check-in / Check-out

  • Check-in: After [15:00]. Check-out: Before [11:00].
  • Early/late options: On request only and subject to fees/availability.
  • Self check-in / key handover: [Instructions/lockbox/app].

6) House Rules

  • Smoking/vaping: Not permitted indoors. Outdoor areas only, with proper disposal.
  • Pets: [Not allowed / Allowed on request]; additional cleaning fee may apply.
  • Events/parties: [Prohibited / By prior approval only]; third-party vendors require Host consent.
  • Quiet hours: [22:00–08:00]; respect neighbors and local regulations.

7) Pool, Terraces & Safety

  • Use at your own risk. No lifeguard on duty.
  • Children: Must be supervised at all times around water, stairs, and railings.
  • Glassware: Avoid glass near the pool; use provided outdoor-safe items.
  • Heating / features: [Pool heating / jacuzzi] may carry [seasonal availability/fees].

8) Cleaning & Linen

  • Excessive cleaning: Additional fees may apply if the Property is left in poor condition.
  • Standard cleaning: Included [before/after] your stay.
  • Mid-stay service: [Every X days / on request]; linen & towel refresh [included/extra].
